Does it still matter if a manufactured home was moved years ago?
It can. A move that happened long ago is still a reportable condition, because the engineer documents the current installation and any visible evidence of damage, alteration, or settlement from the move.
Why would a lender still ask?
Time passing does not by itself answer the lender's question. A lender may still want to know that the home came through the move in sound condition, and your lender decides what it needs for your file.
If the lender has told you the move is a problem, ask for the exact condition in writing before you do anything else.
What does the engineer look at now?
The inspection happens at the property as it stands today. It covers the frame and chassis, the connections between sections of a multi-section home, and the piers, footings, anchors, and tie-downs at the current site.
For the detail on each area, see what moving does to a manufactured home.
What if you have an earlier report?
Send it along. An earlier report is helpful background when its property details, date, findings, and limits are available. The lender and engineer can read what it says and decide whether more work is needed.
An old report is not automatically acceptable or automatically invalid. Also, a report written for one question should not be renamed to answer a different one.
What if you cannot remember the move date?
You do not need to reconstruct it from memory. Give what you know, say where each fact came from, and label the uncertain parts as uncertain. Older installation, closing, or financing papers may fill in some of it.
For a fuller list of records, see what to send your lender about a moved home.
Has the home changed since the move?
Mention any porches, additions, or repairs made after the move, with dates if you know them. They can affect what the engineer needs to review.
Does the report guarantee the loan?
No. It documents the structural condition, and the lender reviews the full file and confirms whether the home and loan meet applicable requirements. We cannot promise that a particular home or loan will qualify.
Our structural integrity report service covers this inspection, and reports are signed by an engineer licensed in the state where the home sits.
What should you send us?
Send the address, what you know about the move, and your lender's wording. We reply within one business day.
