What foundation requirements apply after a manufactured home is moved?
Your lender sets them, and they are usually stated as a request for a foundation report from an engineer. Lenders often refer to "PFGMH certification," which is a request for a professional report on the home's foundation against specified criteria, not a copy of a guide.
What does PFGMH mean?
PFGMH stands for Permanent Foundations Guide for Manufactured Housing. It is a HUD guide used in evaluating and designing permanent foundations for manufactured homes.
The guide itself does not certify an individual address. A property-specific report applies the requested scope to your particular home and site.
What does the engineer review?
The work may involve the supporting system, anchorage, accessible conditions, and relevant information about the home and its installation. The findings and the agreed scope determine what the report can say.
Does permanent skirting mean a permanent foundation?
No. Skirting around the bottom of the home does not, by itself, show how the home is supported or secured, and a finished exterior can conceal conditions that need review. Describe what is present when you ask for the inspection, but do not choose repairs based on appearance alone.
Is a foundation report the same as a structural report for a moved home?
Not necessarily. A foundation certification addresses a foundation standard, and a request about a relocated home's structural integrity may call for more than that. Read what is a structural integrity report for the difference, and send your lender's exact wording so the scope matches.
A foundation report is also not a title document. An affidavit of affixation serves a different purpose in the property's title records, and your title company can tell you what it needs.
What if the home does not meet the criteria?
The report describes the findings within the agreed scope. Depending on what is found, the next step could be more information, a repair scope, completed repairs, or further review. Ask what is included in the original assignment and what would be quoted separately.
The fee pays for the engineering work, not for a favorable result, and the lender remains responsible for its decision.
Who signs the report?
A Professional Engineer licensed in the state where the home sits. We issue reports in Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, and Indiana.
Our foundation certification after a move service covers this request.
What should you send us?
Send the property address and state, the lender's written foundation requirement, and any earlier engineering report. If you have an older report, the lender can say whether it may be usable for the current file. We reply within one business day.
