How to tell if a manufactured home was moved

Records, not appearance, are the best way to learn whether a manufactured home was moved.

How can you tell if a manufactured home was moved?

The most reliable answer is in the paperwork, not in how the home looks. Transport, installation, permit, or setup records can show where the home sat before and when it was set up at its current address.

Why does it matter?

A lender may treat a moved home differently from one that has always stood on the same site. If a lender tells you a move is a problem, it is better to know the history before the loan file is reviewed than after.

Which records can help?

Gather what exists and mark what is missing:

  • Transport, installation, permit, or setup records.
  • The address of any earlier installation, if it is documented.
  • The manufacturer, model, and manufacture date on the data plate.
  • Earlier engineering reports and any repairs made after a move.
  • Older closing or financing papers.

You do not need to reconstruct missing dates from memory.

Can you tell by looking at the home?

Not reliably. A finished exterior does not tell you how the home is supported or secured, and permanent-looking skirting does not establish that either. A finished exterior can also conceal conditions that need review.

Please do not crawl under the home or remove panels to look for clues. If you want the current conditions documented, an engineer can do that safely at a visit.

Who can you ask?

Ask the seller, the listing agent, or whoever holds the installation and title records. Ask for documents, not just recollections.

"The seller thinks it moved" is not the same thing as a dated installation record. Write down what you were told, where each fact came from, and label anything uncertain as uncertain. The goal is a usable file, not a history that makes the transaction sound easier.

What if the history cannot be confirmed?

Tell your lender what you found and what you could not find, and ask what it needs. If the home may have been moved but the records are thin, the lender may still ask for an engineer's assessment of the home as it stands today.

Our moved home pre-purchase inspection can document the current conditions before you commit. For the full list to bring, see the buying a moved manufactured home checklist.
