How it works.

Three steps from your first message to a signed report. You know the scope and the fee before the first one costs you anything.

  1. 1

    Send the lender's wording

Include the condition exactly as the lender wrote it, the property address, and what you know about the move.

"Structural integrity report" can mean different things from one loan program to the next, so we confirm what is being asked for before anything is booked.

  2. 2

    The engineer visits

A licensed Professional Engineer inspects the home where it sits now: the frame, the connections between sections, and the supports and anchors built at this site.

Someone has to provide access, including under the home. It does not have to be you.

  3. 3

    You get it in writing

A signed report with what was observed, photos of it, and a structural opinion within the agreed scope. Anything that needs correction is stated plainly.

It arrives as a PDF for the loan file. The lender reviews the whole file and makes the decision.

Step one is the request form, or a call to (314) 834-5853.

What to have ready

None of it is required to start. All of it saves time. The full checklist.

  • The condition, word for word. Not a summary of it.
  • Where the home was moved from, and when. As much as you know.
  • Home identification. Photos of the data plate and the exterior HUD labels.
  • Records of the move. The mover, the installer, permits, or an earlier report.
  • Your closing date. And the loan type, if you know it.
  • An access contact. Who can let the engineer in and under the home.

What the report does not do

Knowing the limits helps you line up the right people.

Decide the loan

The engineer reports on the structure. Whether the home and the loan qualify stays with the lender.

Replace a foundation certification

That is a separate document against a foundation standard. Some files need both.

Replace missing labels

A report does not recreate a HUD label or a data plate. Tell us early if one is missing.
